Thailand 49% foreign ownership quota per building
Under the Thai Condominium Act, foreigners can collectively own up to 49% of the total unit area in any single condominium building. Once that quota is filled, remaining units can only be sold to foreigners on a leasehold basis, not freehold.
Freehold: full ownership, name on chanote (title deed), resellable, inheritable. Only possible if building is under the 49% quota.
Leasehold: typically 30-year lease (sometimes renewable). Not true ownership; rights depend on the lease contract and developer.
