Your Rights

Under the Consumer Protection Act (2018), landlords must return deposits within 7 days of lease end, minus only actual verified damages. Normal wear and tear is not deductible. Contracts cannot waive these rights.

Steps

• 1. Send a formal written demand letter (use template below).
• 2. File a complaint with the Office of the Consumer Protection Board (OCPB) — hotline 1166.
• 3. Try mediation at the local district office (Amphur).
• 4. Small claims court for amounts under 300,000 THB.
