Always visit in person. Negotiate the price -- 10-20% off listed price is common for long-term.
Standard is 2 months deposit + 1 month advance rent. Some ask for 1 month deposit only.
Review the lease carefully. Minimum 6 months typical, 1 year gets better rates. Note the exit clause.
Do a condition check-in report with photos. Note any existing damage to avoid losing your deposit.
Foreigners can own freehold up to 49% of total units in a building. Check remaining quota before buying.
Freehold = full ownership (within quota). Leasehold = 30-year lease, renewable but not guaranteed.
Buyer and seller typically split transfer fees (2% of appraised value), withholding tax, and stamp duty.
Check title deed (Chanote), developer reputation, building age, and CAM fee history before purchasing.
